Core
Fully-Stabilized, cash-flowing assets that do not justify or require operational execution to increase NOI and value
We identify the highest-quality assets in the highest growth markets and take a long-term orientation and view on the asset’s and market’s performance. We buy new builds and second-generation properties in ‘A’ locations that appreciate over time, realizing stable and consistent cash flow and significant tax benefits along the way.

Commercial: 2015+ Vintage | 40k+ SF | $5m - $60m deal size
Value-Add
Underperforming or destabilized assets that justify or require operational execution to increase NOI and value
We look for assets that are underperforming, mismanaged, or in distress and where our expertise and relationships can add value. Upon successful completion of the business plan and depending on market conditions, we either: (i) realize significantly increased cash flow, (ii) refinance to return capital and de-risk while still benefitting from long-term appreciation, or (iii) sell the asset or recapitalize the equity and 1031 exchange.
